My apologises for not being able to update for 2 weeks now. Minton is in a flux. Yes, here is the good and not so good news. Price has gone up slightly for the Minton, starting from 23rd March. All my buyers before this are rejoicing as they bought late last year and early this year. I have been saying for the longest time that the Minton prices is TOO LOW. Yes, if you compare the Minton prices with all developments in district 19, it is the lowest. With the new launches at Urban Residences and H2O, the prices there are $920 and $1000 plus onwards. These are smaller developments, fewer facilities and also further location....H2O is at one far corner of Sengkang....So how can the MINTON prices stay the same....as sometimes, low prices is equated to quality. The Minton prices WILL continue to go up i expect....as all prices for competitor projects and new launches around Singapore continue to set new benchmark prices....so please consider the Minton seriously as the longer you put off the purchase, the higher the chance you get caught out with increased prices again.

1. New land prices have set new highs....future launches have to set new record psf. For example, Capitaland bought the Bishan land for $863 psf , just land cost...they need $1300 psf to breakeven so you can imagine how much they need to charge per sq ft.....from $1400 onwards 

2. Rising cost of construction and labour...haha, with the Japan quake, there will be even higher pressure on steel, and other materials. Of course, the government increased foreign labour levy....this cost has to be transferred to you....in higher home prices.

3. A lot of foreign interests....PRCs, Vietnamese, are all coming in to buy properties...the poor Singaporeans, either we join them or loss out to them...

Market is still adjusting to the recent January 14 cooling measures. But genuine investors and home buyers are still active in the market given the sales response to D'Leedon, H2O, My Manhattan, Interlace, Jia, Space @ Kovan, Canberra Residences launches, etc.  There is never a perfect time to buy a property. With the rumoured possible increase in buyer stamp duty and more restriction on the use of CPF funds to buy property. It is always nice to buy early rather than get caught in any new measure. I was at D'Leedon public launch last weekend (19-20 Feb). Wow, average 250 walk-ins per day and 10 units sold per day. The positive budget is giving everyone a lift. Yes, there are genuine investors and home buyers in the market. With the impending Election expected in May 2011, we should see a stable and healthy demand for new properties like the Minton. The Minton, especially is seeing very positive sales. I have been receiving regular enquiries on the Minton.

For past days, I have been asked by various potential buyers whether it is a good time to buy or invest in properties. My answer is always that there is never a good time to enter the market. If you have read the business times on 15th February, Mr Mah stated clearly that the government is targeting short-term speculators only. So if you are not a short-term speculator, why should you be concerned about the government measures and put off your purchase. Really, putting off your purchase is a very risky decision as with each round of government measures, you find it harder and harder to own a property. So always buy early as the price is lower, interest rates for bank loan remains low, and you have more time to realise your gain from your asset (the property). Budget announcement on 18th Feb, we are keeping our fingers crossed that no new government measures would be announced. So if you keen on a property, resale or new, do consider your options and commit early before being caught out on a new measure. Today, 11th February (me signing in....on an update of the market and the Minton sales.

Market is still good as there are genuine home buyers who are looking to upgrade their homes. Some are moving or planning to move for various reasons, nearer to workplace, or children are entering primary school. For example, i have served several clients wanting to enrol their daughters at Methodist Girls Schools opposite the Minton. Truely convenient as the child only need to cross the overhead bridge to go to school. And some are church goers at Paya Lebar Methodist Church in between the Minton and the NEX mall. So how convenient. Place of worship, children school, wet market, all within one kilometre of the Minton. And many many customers who have viewed the Minton and projects elsewhere can attest that the Minton prices is still the best around for the Mega facilities that comes with it.
